Services & Features to Tenants in the CBI Residential Program

The Cumberland Business Incubator (CBI) has been established to support, encourage, and guide new small businesses in their goals to success and create sustaining employment. To reach these goals CBI offers a brick and mortar facility to qualified new start-up businesses in an affordable lease package.

The CBI facility and its infrastructure offer tenants:

  • A new 10,000 square ft. energy efficient building
  • Flex space leasing -- Office and industrial space can be expanded as business space needs grows as facility permits.
  • 3 manufacturing bays, each approximately 1300 square feet of manufacturing space
  • 9 office suites each approximately 220 sq. ft.
  • Windows in each office
  • Wired to go live – high speed internet and phone connectivity
  • Ample electrical wall outlets
  • Office plumbing (hot and cold water)
  • Separate ventilation systems in manufacturing areas
  • Wet and dry labs
  • CBI’s mailroom
  • External shipping & receiving dock

  • Lighted Parking Area
  • Kitchen and dining area
  • Handicap accessibility ramps
  • Digital keypad security locks for main entrances
  • 24/7 access to leased space and individual key to open that space

Several facility services are offered at no cost to the tenant.  Such services include:

  • Security checks by Roane State’s police force during work week
  • Custodial services for public areas
  • Build-out of tenant space (No charge for “normal materials” or for labor.)
  • 1 Office Key for the space leased.
