This form is a pre-application. By completing it, you are acknowledging your interest in examining the services offered by the CBI and does not indicate that you have been selected to participate in the CBI tenant program. After CBI receives this completed form, an interview will be scheduled to discuss your business needs and determine an appropriate track that best matches the developmental stage of your business.
CBI Tenant Rules and Regulations
Rule 1. Pay Bills on Time.
Rule 2. No smoking in the Building. The CBI Premises and its grounds are Smoke Free environments. Smoking is not permitted in any and all of this Premise including, but not limited to corridor, conference room, break room/kitchen, bathroom, offices, labs, or common areas.
Rule 3. No firearms on the premises or on CBI grounds are allowed.
Rule 4. Be courteous to other tenants. Tenants accepted in this program have one common goal – to become a successful entrepreneur. Tenants will see each other on a daily basis and some may have specialized skills that may be useful in the success of another tenants business.
Rule 5. Don’t bring animals into the building (other than in aid of a handicapped person).
Rule 6. For the safety of the Tenant and employees of the tenant, tests of the fire alarm system and evacuation procedures in response to fire alarm will take place two times a year. Follow the evacuation procedures as described in the CBI policy manual and follow the instructions of the Landlord.
Rule 7. The Premises shall not be used for lodging or sleeping, or for any purpose that will damage the Premises or the Building.
Rule 8. Dispose of chemicals and fluids used in the manufacture of a product as prescribed by law. Plumbing fixtures shall not be used for any purposes other than those for which they were constructed, and no sweepings, rubbish rags, or other substances shall be thrown therein. All damages resulting from any misuse of the fixtures by Tenant, its employees, agents, visitors or Tenant shall be borne by Tenant.
Rule 9. The walls of all common space shall only be used by Landlord. Tenants do not place signs, pictures, advertisement, or notices on the CBI shared space or common areas or on or about the Premises grounds. Any exceptions to this must be approved by the building supervisor. Keep building passageways clear. Business identification and room numbers will be displayed in the lobby by the Landlord. CBI will place a business plate with the tenant’s name outside the tenant’s leased space.
Rule 10. You must coordinate with the building supervisor and receive written approval from the building supervisor to install or operate heavy equipment or carry bulky and heavy safes or furniture into the building and or bring into the building fluids used in the production of your product. No article deemed extra hazardous on account of fire and no explosives shall be brought into the Premises. Any damage done to the building or to tenants or to other persons taking a heavy article in or out of the Premises, or in any other manner shall be paid for by Tenant.
Rule 11. No additional locks shall be placed upon any doors of the Premises. Upon the termination of the lease contract, Tenant shall surrender to the Landlord all keys of the Premises.
Rule 12. Any person employed by Tenant to do janitor work, shall, while in the Building and outside of the Premises, be subject to and under the control and direction of the Landlord (but not as agent or servant of said CBI). Landlord will retain a pass key to the Tenant’s Premises and be allowed admittance thereto at all times to enable its representatives to examine the Premises from time to time.
Rule 13. Given the close proximity with which staff from different tenants work on a daily basis within the Premises and use equipment that is commonly accessed, the opportunity to gain access to another tenant’s intellectual property or trade secrets may exist. Tenant and its employees shall keep confidential and will not disclose or use any such intellectual property or trade secrets of another party in the Premises without the prior written consent of the owner of such property or trade secrets. This obligation shall survive the termination of this Agreement.
Eligibility and Admission Requirements for Tenant Housing (Summary)
Eligibility:
- Be a start-up enterprise with a product or service that fits the mission of the CBI.
- Be a business which has been in existence less than 5 years.
- Be a licensed for-profit business or a legally established not-for-profit company with growth potential.
- Show ability to pay rents and fees charged by the CBI while developing positive cash flow (i.e. be adequately capitalized).
- Agree to have at least one employee on-site, at incubator, on regular basis.
- Certify that there are no legal claims or lawsuits pending against the business or owner at the time of this application.
Admission Requirements
- Discussion with the Director of the CBI &/or a referral from the TSBDC to the CBI Director pertaining to your business plans and their suitability to the CBI services and facility
- Completion of the Pre-Application Tenant Interest Application
- Completion of an Application Form
- Submission of the Application Form with a Business Plan
- Interview with selected CBI Advisory Board Members to review your Business Plan and commitment to success
- Notification of acceptance or next steps for readiness to participate in the CBI
- Document preparation for lease, insurance and any other pertinent requirements to proceed to occupancy and/or service support
The decision to admit a company is made following a presentation and technical assessment before a review committee.
